We specialize in long term rentals with prices starting from 300€ per month to 1,000€ per month.

Preparing your Property for Letting

 

1. Electrics, gas, plumbing, waste, heating and hot water systems must be safe and in good working order. Repairs and maintenance are at the landlord´s expense unless misuse can be proven.

2. Appliances including washing machine, fridge freezer, cooker, dishwasher etc should be in usable condition. Repairs are at landlord´s expense unless misuse can be established.

3.Interior decoration should be in good condition and preferably plain, light and neutral colours.

4.Furnishings should be of reasonable quality.

5.Personal possessions, ornaments, books etc should be removed from the premises, especially those of sentimental value. If this is not possible, it may be an idea to box or store these items in a lockable cupboard but will be at the owner´s risk. Cupboards ad shelf space should be left clear for tenant´s use.

6. Garden´s should be left clean and tidy, rubbish free and lawns cut. Long term tenants are required to maintain the gardens to a reasonable standard provided they are left the necessary tools. However, few tenants are keen gardeners and if you value your garden or it is particularly large, you may wish to arrange maintenance visits by our regular gardener.

7. At the commencement of a tenancy the property must be in a thoroughly cleaned condition. At the end of a long term tenancy, it is the tenant’s responsibility to leave the property in a similar condition. If not, cleaning will be arranged at the tenant’s expense.

8. It is helpful to leave information for the tenant on how to operate the hot water system, boiler, washing machine and alarm system.

9. You should provide one set of keys per tenant.

10. We recommend you make use of the Post office redirection service. It is not the tenant´s responsibility to forward mail.

11. We recommend paying bills, mortgages and monthly outgoings by direct debit.
